There has been a steady stream of pre construction new home inventory added to the squamish real estate market in 2017 that has been absorbed fairly quickly by first time home buyers and investors. Many of the development projects have been achieving sell out within a few months of coming to market.

Pricing for pre construction apartment homes has been steadily increasing and is averaging around $550 – $600 per square foot – almost $200 a square foot lower than in North Vancouver for similar product. Townhome pricing seems to be settling in the high $400’s to low $500’s per square foot range. You can likely pick up a brand new 3 bed townhome in Squamish around $600,000. Larger executive three bedroom townhomes will start around $700,000.

With low rental vacancy rates, 1 and 2 bedroom rents only slightly below North Vancouver and no 15% foreign buyer tax, the investment buyer has been very active in Squamish. I forecast that to continue as supply is slow to come to market and many Buyers who are being priced out of Metro Vancouver see Squamish as a bedroom community with great access to out door amenities and lifestyle. Whistler is only 30 away by car and North Vancouver is 4-45 minutes away.
