So it\u2019s always best to get all the help you can. Here are some steps to consider.<\/p>\n<ol>\n<li><big><strong>Are you ready to buy?<\/strong><\/big><br \/>\nYou should already have saved some of your\u00a0<dfn title=\"The part of the purchase price of a property that the buyer pays in cash and does not finance with a mortgage. \">down payment<\/dfn>and you should be good at managing debt like credit cards or student loans. A\u00a0<dfn title=\"A contract between a borrower and a lender. The borrower pledges a property as security to guarantee repayment of the mortgage debt. Lenders consider both the property (security) and the financial worth of the borrower (covenant) in deciding on a mortgage loan.\">mortgage<\/dfn>\u00a0is a financial responsibility that also requires constant upkeep.<\/li>\n<li><big><strong>Decide how much you can afford<\/strong><\/big><br \/>\nUse this simple equation to consider what you can expect after you\u2019ve saved for your down payment. The cost of buying a home = one time costs (down payment, legal fees, inspection fees and taxes) + monthly costs (mortgage, utilities, maintenance, insurance and property taxes).<\/li>\n<li><big><strong>Arrange a mortgage<\/strong><\/big><br \/>\nThere are hundreds of banks, credit unions and other lenders. How do you select which one is best for you? Now is not the time to be money-shy! Talk to your financial institution and call around to others. Ask friends, family and colleagues. REALTORS\u00ae are very knowledgeable about mortgages and have lots of good advice and they may be able to refer you to a mortgage broker.\u00a0<a href=\"http:\/\/www.rebgv.org\/financing-your-home\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Financing your home<\/strong><\/a>.<\/li>\n<li><big><strong>Decide what you want to buy<\/strong><\/big><br \/>\nFirst, decide where you want to live (urban, suburban, rural) and then decide which neighbourhood suits you best and what type of home (detached, attached or apartment) you want. Whether or not the property is new or resale may also affect your costs. Interview two or three and pick the one you like best.<\/li>\n<li><big><strong>See what\u2019s out there<\/strong><\/big><br \/>\nREALTORS\u00ae run an incredible search tool called the Multiple Listings Service\u00ae (MLS\u00ae for short) which contains information on property listings. Your REALTOR\u00ae can send you listings that fit your criteria and together, you can draw up a short list and visit a handful of homes to make an informed and wise decision. You can also view\u00a0<a href=\"http:\/\/www.realtor.ca\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>listings here<\/strong><\/a>.<\/li>\n<li><big><strong>Sell your current home<\/strong><\/big><br \/>\nIt\u2019s the age-old question, do I sell my home before I buy, or do I buy my new home before I sell? It\u2019s natural to want to buy your new home first so you have the security of knowing where you\u2019ll be living. But there are advantages to selling first, buying later:<\/p>\n<ul>\n<li>You\u2019ll know how much your house is worth, so you can be surer of how much you can spend<\/li>\n<li>There\u2019s a chance you won\u2019t have to make your offer subject to financing<\/li>\n<li>You might be able to arrange a long closing to give you time to look<\/li>\n<li>It could be a stressful situation, but it\u2019s also stressful to own two homes!<\/li>\n<\/ul>\n<p>Look at the section\u00a0<a href=\"http:\/\/www.rebgv.org\/10-steps-selling-your-home\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>10 steps to selling your home<\/strong><\/a>\u00a0for useful tips.<\/li>\n<li><big><strong>Add some specialists to your team<\/strong><\/big><br \/>\nA mortgage broker may be able to get you the best possible rates. A notary public or a lawyer will help you understand the many legal documents that come with buying your home. A home inspector can save you from unpleasant surprises when you move in.<\/li>\n<li><big><strong>Make an offer<\/strong><\/big><br \/>\nREALTORS\u00ae are expertly trained and will prepare your offer for you. Your REALTOR\u00ae and notary public or lawyer will do most of the closing work. But make sure to ask about any conditions of the agreement that require immediate action on your part.
